  • Should I self-manage my own property?

    This is not a yes or no question. If you are willing to educate yourself on Landlord and Tenant Law, Contract Law, regularly checking for changes in the laws and property management in general, perhaps the answer is yes. If worrying about making a mistake in these or other numerous areas (which can cost twenty times the cost of management) is a concern to you then perhaps the answer is no. You need to figure out if you are the type of person to establish policies and stick to them. Can you handle evictions, problem tenants, or late paying tenants? Can you accurately evaluate applications and follow fair housing laws? Do you have a system for accurate accounting?

  • What questions should I ask a property management company?

    • Do they have a professional website?

    • How fast will they return calls and emails?
    • Do any of them belong to NARPM? (National Association of Residential Property Managers)

  • What is the management fee?

    We offer 10% of the monthly rent received. No rent, no fee. The leasing fee is one month's rent amount.

  • How often will my property be inspected and will I get reports?

    We will inspect the property at least once per year and reports including photos will be on your Owner Portal. In addition, with new tenants, we will inspect after 4-5 months. Inspections will normally occur before a determination is made to provide information regarding renewing or terminating a lease.

  • What types of properties do you manage?

    We manage single family homes, townhomes, individual condominiums, and small apartment complexes (that do not require on site management).


  • Can I meet you before signing the management contract?

    Yes. We prefer that.

  • What is the tenant leasing fee?

    The fee is the equivalent of one month’s rent: This fee covers preparing your home for rent after the previous tenant leaves, marketing and advertising, showing appointments, screening, executing lease contracts, and collecting funds.

  • How do you market my property?

    Marketing and advertising are posted on the MLS used by Delaware and Pennsylvania realtors, our own website, and hundreds of other websites. We advertise with professionally edited photos, virtual video tours and many properties also have 360 degree 3D virtual tours.

  • What needs to be done to make my property rent ready?

    Appliances need to be in working order, smoke detectors in each bedroom and living area, all safety and health issues must be addressed, and the carpets need to be professionally cleaned. Locks to be changed for each new tenant.

  • Are management fees and repairs tax deductible?

    This is a question for your accountant but in general, fees and repairs are tax deductible.

  • What is the approval process for a tenant?

    We have an extremely comprehensive screening system and then we will consult with you for the final decision.

  • Who determines the rent price?

    The homeowner does. However, we will present you a rental analysis and provide advice. You will make the final decision.

  • Is there a cost to process rental applications and the lease?

    The applicant is charged a $50 rental application processing fee, which consists of full credit check, income verification, rental or mortgage payment history, criminal, sexual predator, eviction, and judgment checks. There is no charge to the homeowner.

  • Who pays for repairs and maintenance?

    If the repair is necessary due to normal wear and tear, the homeowner is typically responsible. If the repair is due to tenant negligence, the tenant will be billed and the homeowner reimbursed when the tenant pays.

  • What types of properties do you NOT manage?

    We do not manage properties with conditions that will affect the health and safety of the tenants.

  • Should I allow pets?

    This is a decision for the homeowner. Allowing pets widens your pool of prospective tenants. Tenants with pets tend to stay longer.

  • How do you send payments?

    We ACH funds directly to your account before the 15th of the month and typically again a week later if there are late payments.

  • Who will handle security deposit deductions?

    We will conduct a move out inspection and deductions will be made from the tenants' security deposit in accordance with state law. Any remaining funds will be sent to the tenant along with a form itemizing deductions. Your tenant's refund must be processed within 20 days of the tenant vacating to be in compliance with Delaware Law. 30 days in Pennsylvania.


    If the tenant does not have enough funds to cover all charges, we will serve the tenant with a demand letter to pay the difference.

  • What do you do when my property is vacant?

    Is the property rent ready?

    • White Robbins agent walks the property to determine if it is rent ready. If the property is not rent ready, we cannot show the property. We will continue to market the property but not show it. When a property is not rent ready, qualified renters will walk away.

    Marketing photos and videos

    • Trained agents will take professional quality photos of the property and community amenities. White Robbins Property Management is one of the few companies that also produces an online video. Studies have shown the internet has become the preferred method for renters looking for a new home. People want the ability to prequalify 10-20 homes from the comfort of their present home in a short period of time - which is a huge time saver.

    Advertising the property

    • Marketing and advertising are posted on the Bright MLS service used by Delaware and Pennsylvania realtors. The MLS has over 85,000 agents and 10 million property records, the largest in the US. Bright also syndicates with 100+ websites. In addition to our own website, we syndicate to 20+ additional rental specific websites. We also work with local realtors, insurance companies, and relocation companies.
    • White Robbins Property Management also produces a virtual video tour that is connected to all of our syndicated websites plus also placed on our website and YouTube. We have contracted with an internet marketing company that does the SEO to get your property noticed. YouTube is the number 2 search engine behind Google. We also use texting technology as studies show over 80% of renters don't want to call a number and be sold on a property.

    Applications

    • White Robbins has an online application process that allows prospective renters to submit their application and supporting documentation online.

    So what are the costs?

    • All advertising and marketing costs are included in the leasing fee. There are no additional costs to the homeowner. 
  • Is there a maintenance reserve I need to pay?

    Yes. We will collect $250 rental reserve from you to be held as a reserve for your property. If necessary, we will likely use these funds to pay for expenses that occur between the time you receive your rental income and the time we collect the rent from the tenant the next month. When we stop managing your property, the amount will be paid to you.
