  • How easy is it to cancel the Property Management Agreement?

    Our agreement is month to month. Either party can cancel at any time with a minimum of 30 days written notice before the end of the month which is when the cancellation becomes effective. We have the Happiness Guarantee, which says if you are not satisfied, you can cancel, free of penalties, cancellation charges or fees.

  • Are there fees hidden in the agreement?

    If there are fees hidden in the agreement, perhaps the company is not transparent in what they want to charge you.

  • How much do I need to place in Reserve?

    Your property management company should have a reserve account for you which you will need to fund. This money is used to pay expenses on the property that occur before or after rental income each month.


    Reserve amounts vary but are typically a few hundred dollars to one full month's rent.


    We have a reserve of $250.

  • How quickly do I get my money?

    After a tenant pays the rent, how quickly does the rental company processes the funds and pay you? You want the funds by the 15th. 


    We disburse funds through ACH on or before the 15th of every month. We do a second run to disperse funds that come in later on or before the 22nd.

  • What is the maintenance trigger?

    You don't want to be bothered by small routine maintenance items that are no brainers. The agreement should cleatly state what the maintenance protocol is.

  • What are the guarantees?

    2 of the most common concerns owners have are:

    • What if the tenant doesn't pay the rent and has to be evicted?
    • What if a pet damages the property?

    How will the property management company handle these things?


    If you have to evict, will the property management company re-lease the property for free?


    Ask the property management company what they can guarantee for you.

  • Who handles evictions?

    Although evictions are rare, if a legal problem has to be addressed will the company do it for you or will they hand it back to you?


    Beware of language that requires you to involve your attorney in cases of eviction.
