Rent Collection

We only get paid when you get paid. If we can't collect the rent, we should not be paid.

We want you to be paid in full on time! We offer a variety of methods to pay from online to in person.

• Most of our residents pay their rent via ACH through their tenant portal
• Rents are due on the 1st of the month
• We track tenant payments daily
• 98% of our tenants pay the rent each month but if a tenant is late we have fair but tight rent collection policies
• We close out our accounting and then send you your funds via ACH by the 15th of the month.

The White Robbins Rent Collection Policy

• Rent is due on the 1st of the month
• Delaware Landlord Tenant code provides no late fees for 5 days. Justice of the peace courts frequently clarify that as 5 business days.
• The 5 day late notice is sent out on the 9th with a USPS Certificate of Mailing
• Late fees are accessed on the 7th at 4:30pm unless extended due to a holiday
• If we have not received the funds by then, we will threaten to start the eviction process. We will handle the entire eviction process on your behalf.
  
• If necessary we will take the eviction process to the end and perform a physical eviction with the local constable. This is extremely rare.
