Getting Your Investment Property Rent Ready

We want to provide safe, clean and well maintained properties to our residents


Before we will fully advertise and show a property we want the following requirements:

1)        Property professionally cleaned (to “Hotel Room Clean”) and free of trash and debris, inside and outside. Sinks, toilets, tubs, showers and kitchen appliances should be sparkling clean.

2)      Carpets professionally steam cleaned (using truck mounted professional carpet cleaner) and looking fresh or replaced if too heavily stained (consider upgrading to LVP for improved longevity and popularity). 

3)     All Painted surfaces fresh in good condition with no mis-matched touch up areas, neutral colors, no nail holes, and/or scratches (nil holes to be filled in, textured, and painted so they blend in with the rest of the walls. If you look down the side of a wall and see paint spots, the whole wall likely needs to be painted corner to corner. Repainting must be done corner to corner. If painting recommend Sherwin Williams Agreeable Gray SW7029 walls, Semi-Gloss White Trim, and Flat White ceiling paints. Bathrooms, kitchen walls and ceilings should be eggshell finish

4)       All mechanical components working as designed. This includes HVAC (with a new filter installed), fans, plumbing and electrical systems, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, gas fireplace, water filtrations systems, etc. Refrigerator ice maker to be emptied, refrigerator unplugged and door propped open.

5)       All toilets should flush easily and be free of any obstructions. All plugs and diverters should be in good working order.

6)       Wood-burning fireplace(s), if functional, shall be clean of any debris, chimney cleaned and have a fireplace screen or heat-proof glass doors installed. If non-functional, the fireplace opening on the interior of the home shall be permanently sealed with an aesthetically pleasing material.

7)       All wiring inside and out must be to code and outlet covers or switch covers must be installed.

8)      Safety Railings secure.

9)      Caulking in kitchen and bathrooms must be fresh, clean and free of mildew.

10)     Kitchen and bathroom fixtures should be free of leaks and drips to avoid any future damage. Any rusted fixtures to be replaced.

11)      Doors and locks all functioning properly, opening and closing smoothly. door stops should be installed or repaired on all doors. SLiding doors must beon tracks and slide easily. Locks to be rekeyed between tenancy at Manager's discretion.

12)     Windows must open, close, and lock properly plus window glass and screens be unbroken and in good condition. No windows painted shut.

13)     Exterior Window wells require covers.

14)     All bedroom windows must have vertical or mini blinds. All window coverings functioning (opening and closing

properly). No broken, bent or missing blinds, old or worn drapes removed/replaced, and curtain rods well anchored

or removed.

15)     Back sliding door must have vertical blinds.

16)     All light bulbs functional and matching.

17)      Smoke and carbon monoxide detectors installed (no plug in) and working per state/local requirements.

18)     No personal property or items in the unit. This includes furniture, knickknacks, toiletries, shower curtains, Kleenex boxes,

kitchen or bathroom items, soap dispenser, pictures, lawn equipment, including mowers, tools, etc.

19)      Any oil and/or propane tanks to be filled.

20)     Lawn cut and trimmed, no exterior debris.

21)      Landscaping fresh and clean.

22)     Garage and basement floors swept.

23)     Required municipal/county/township rental registration in order.


Please note Roman blinds are not allowed as they have been nationally recalled due to their safety hazard.


Recommendations:

1.      All windows (except basement windows) should have vertical or mini blinds (2” blinds seem to last the longest).

2.     No draperies on windows.

3.     All windows should have screens.
